How Selling at Auction Works: A Clear 4-Step Process

Free Valuation & Auction Suitability Assessment: An auction valuer inspects your property or land to provide realistic guide and reserve price recommendations based on recent transactional evidence.

Legal Pack Preparation & Targeted Marketing: Your solicitor prepares the standard auction legal pack while we launch high-exposure multi-channel marketing campaigns across Rightmove, Zoopla, industry portals, and our investor mailing list.

Auction Day & Immediate Exchange: Bidding takes place transparently. The moment the reserve price is met or exceeded and the hammer falls, contracts exchange unconditionally and the buyer pays a non-refundable deposit.

Guaranteed Completion: The remaining balance is completed within the standard auction timeframe (typically 20 to 28 working days), depositing cleared funds directly into your solicitor’s account.

Frequently Asked Questions

What is the difference between the Guide Price and the Reserve Price?

The Guide Price is the advertised figure indicating where bidding is expected to begin. The Reserve Price is the confidential minimum figure agreed between you and the auctioneer below which the property cannot be sold. This ensures you never sell below your acceptable valuation.

Can I accept an offer before the auction takes place?

Yes. Pre-auction offers can be accepted provided the buyer agrees to purchase under standard auction conditions (immediate exchange of contracts and payment of the 10% deposit).

How long does the entire auction process take?

From the day you instruct us to the auction date is typically three to four weeks, with legal completion occurring 20 to 28 working days after auction day. The full process usually concludes within six to eight weeks.
